We have tried to provide as much information as possible in this statement.All dimensions are approximate and we are happy to answer any query that you may have.
Pre-Arrival
Salisbury train station is 1.8 miles away where taxis are always available for the 5 – 10 minute trip to Sycamore Cottage.
The nearest sheltered bus stop is 100 metres away with a regular bus service throughout the day and evening.
There is a Co-
Op mini supermarket 1 mile away with an award winning Fish & Chip Shop (Britz) right next door. There is a customer car park. Waitrose is 2 miles away and Tesco 3 miles away for a bigger shop. Both have very easy free parking.

Approach
Sycamore Cottage is detached from and in the grounds of Melrose Cottage, the owners’ house. Quidhampton is a small village between Salisbury and Wilton. Sycamore Cottage is situated about halfway through the village and comfortably away from the road hidden behind large double wooden gates allowing a vehicle entrance width of 3.2 metres. Pedestrian access is via a personnel side gate of 0.83 metre width. Access is over a level gravelled drive. Sycamore Cottage is situated 7 metres across the drive from Melrose Cottage.
Parking
The car park is 30 metres away within the grounds and can park up to 5 cars. The approach is via a level gravelled drive.
Approach to main entrance
The main and only entrance is approached from the car park across Cotswold Stone gravel and inset paving slabs. The area outside the door is illuminated by a PIR sensor lantern at all times. The lower threshold of the entrance door is 70mm high and the entrance width is 0.73 metre. The barn style door opens directly into the kitchen, the upper half of which is glazed allowing views down the garden.
Kitchen
The kitchen has one large window consisting of two opening casements either side and a central fixed section of similar proportions with a small top hung casement. The lighting is provided by ceiling mounted adjustable downlighters. These are low voltage halogen and produce a very pleasant level and hue of light. The floor is good quality cushion floor type floor covering and very low maintenance. There is a non-
slip mat just inside the entrance door.
Main electricity, gas and water controls are all contained in the first two cupboards on the left under the work surface; easily accessed and operated. A torch for emergency use is provided in the first drawer on the left as you walk in. A fire blanket is attached to the wall at a height of 1.3 metres just inside the entrance on the left at 0.3 metre.
The ceiling height is 2.1 metres. The height of the work surfaces is 0.88 metre.
A small dining area consisting of a leaf type table, 2 chairs and 1 folding chair is in the far right corner from the main entrance. The walls are painted white.
Lounge
Accessed from the far end of the kitchen via a 15 panel glazed door, 0.74 metre wide. The floor covering is good quality Wilton carpet in a pale green colour. There is a utility cupboard to the right of the entrance with three slatted shelves. A large window overlooking the driveway provides good natural light. Additional lighting is provided by four wall lights and a table lamp. There is a leaf –type oak table for more formal dining. A large 2-
3 seat sofa bed also provides alternative sleeping arrangements, if required. Additional seating is provided by a traditional armchair covered by a ‘throw’. The bookcase houses a good selection of reading material, Hi-
Fi and a huge collection of classical music CD’s. In the far right corner is 28 inch Flat Screen TV with Digital tuner and DVD, all remote controls and an assortment of DVD’s. The walls are painted magnolia.
Bathroom
The bathroom is accessed from the lounge via two doors 0.66 metre wide separated by a small lobby. The bathroom floor is non-
slip ceramic tiles. To the left is the low level WC 0.4 metre high also the wash basin. Heating is provided by a very adequate radiator. To the right is the shower cubicle 0.7 x 0.72 metre enclosed by a pivoted door. The temperature controlled shower falls in to the power shower category. There is no bath. The entire room is tiled in co-
ordinating ceramic tiles.
Stairs
The staircase leads directly from the lounge to the bedroom. The 11 stairs are 20 cm high and 26 cm deep, covered with the same Wilton carpet as the lounge and there is a right turn of 90 degrees at the bottom. There is a handrail on the right. The width between the ground floor newell posts is 0.6 metre. The staircase is very well lit with low voltage halogen lighting on a track system. The walls are painted magnolia.
Double+ Bedroom
Accessed at the top of the stairs in a galleried style (no door).There is a 4’ 6” double bed accessible from either side with bedside tables and lamps. There is also a single
3’ 3” bed. Dressing table and wicker type easy chair. A large south facing window not only floods the room with natural light but also provides amazing views of the garden, the protected water meadows and the river beyond. To the left is the built-
in wardrobe with a full length dressing mirror on the inside of the door. Fluorescent light inside the wardrobe. This is a delightful room with sloping ceilings on either side so mind your head when you get into bed. Low voltage halogen light on a track system, wall lights and table lamps provide other lighting. The walls are painted magnolia.
Outside
Immediately outside the main entrance, on a gravelled surface there is a patio table and two chairs for al-
fresco dining. Approximately 150 metres away fro Sycamore to the south, our guests also have use of the very lower part of the grounds which borders the water meadow and river beyond. Patio table and 6 chairs provided. This is a haven of peace with the occasional appearance of our chickens and ducks. This area is all laid to grass.
